This resort complex includes the 92-room Best Western
Icicle Inn, J.J. Hills Restaurant and Wine Bar, Icicle
Junction Activities Center, Junction Cinema, Therapeutic
Touch Spa and Wellness Center, and Icicle Village Resort
Condominiums (34 units), all on a 7.5-acre site in
Leavenworth, WA.
Paul has been part owner and served as the property
manager for the resort since the opening of the limited
service, 65-room Best Western hotel in 1992. He planned
and oversaw expansion of the operation to a full-service
resort complex, including development of the Junction
Cinema, J.J. Hills Restaurant and Wine Bar, and Icicle
Village Resort Condominiums. The Icicle Inn
consistently achieves favorable guest reviews and
quality control reviews from Best Western, has a stable
and empowered core management team, and very satisfied
owners. The Aspen Suites were completed within one
percent of their construction cost budget.

Inn at Cape Kiwanda, Pacific City, Oregon

This ocean view inn has 35
rooms each with a private, ocean view balcony, gas
fireplace, and upgraded amenities. The Inn also
includes a coffee and espresso shop, and art gallery,
leased to third parties.
Paul M. Jinneman has been
part owner of the Inn since July 2003 and took over
property management responsibilities in February 2004.
Net income before management fees increased by almost
$400,000 in FY July 2006 from a loss in calendar year
2002. The market value of the Inn has doubled since
July 2003. This was accomplished through a combination
of leadership changes, revenue enhancement strategies,
and cost containment. Paul now serves in an asset
management role for the Inn, subsequent to formation of
Kiwanda Hospitality Group (partially owned) in August
2006. KHG serves in a property management role for the
Inn, the award winning Pelican Pub & Brewery (www.pelicanbrewery.com),
Shorepine Village vacation homes (www.shorepinerentals.com),
and Inn at Pacific City (www.innatpacificcity)
and an 18-unit fractional condominium project in Pacific
City known as The Cottages at Cape Kiwanda (www.kiwandalodge.com)

The Seashore Inn ... On The Beach, Seaside, Oregon

The Seashore Inn … on the
Beach is a 54-room, oceanfront inn. Paul took over
property management duties for this 30+ year old,
distressed hotel in March 1998. Very significant
capital improvements have been completed from increased
income, while paying off all long-term debt and
increasing distributions to owners. Revenue has
increased by 83 percent and gross operating profit by 84
percent since takeover.

The Palace Hotel, Port Townsend, Washington

Paul and a partner purchased
this 100+ year-old Victorian hotel in downtown Port
Townsend in May 1994 and sold the hotel at a substantial
profit in April 2002. Paul served in the property
management role, helping double room revenue for the
hotel during the ownership period.
