GHG assists hotel owners by providing asset management services, either through oversight of an outside hotel management company or an on-site general manager. We serve as the owners educated “eyes and ears” to ensure the hotel is being properly managed and protected, and to proactively identify and communicate value enhancement opportunities.

Our key advantage is our practical experience and industry knowledge. The principals of GHG successfully own and operate hotels for their own account. We know what needs to be done to implement theory and recommendations, because we’ve been there ourselves, with our own capital at risk. Thus, our clients benefit not only from our years of investment advisory experience and market knowledge, but also from our practical knowledge derived from actually owning and operating hotels.

Our asset management services are provided on a cooperative rather than competitive basis, with the goal of using our experience and expertise for the benefit of the owner. Our services typically include:

Conduct regular property visits financial and business plan reviews at the hotel with key management staff. These reviews will include marketing plan reviews and re-direction of strategic initiatives.
Participate in the preparation of annual business and marketing plans, and operating and capital budgets.
Participate in the planning and monitoring of capital projects.
Review, on an on-going basis, rate strategy, pricing and market position relative to the local and national markets, suggesting strategy changes when necessary to achieve marketing goals.
Proactively identify and resolve any long-term capitalization strategies such as refinance or the sale of the hotel.
Prepare financial projections and valuations.
Provide other services and input so as to protect the interests of the Owner and achieve the strategic goals of the hotel.
